So far in 2014 there have been 21 Ox Bottom homes for sale that have closed. The lowest price per square foot was 6010 Quail Ridge which sold for $83 per square foot. The house was very livable, however it did need attention to many items – new roof, stucco repairs, new windows and other repairs. The appliances were a few years old, and the kitchen and baths had mid-level finishes.
Let’s compare that to the highest price per square foot. 6023 Ox Bottom Manor Drive sold for a healthy $153 per square foot. This house is slightly smaller than 6010 Quail Ridge, but the newness and quality of features is much different. Much of the home had been renewed and upgraded – new roof, new appliances, new countertops, new master bath… you get the picture. This homes features were high quality and chosen to fit together so the whole house looked stunning.
So if you’re looking to put up your Ox Bottom home for sale, how can you maximize your price per square foot? First, make sure the house is sound: roof should be in good repair with at least 3 years of life remaining; exterior should not have any rot or water damage; major systems such as the HVAC should be in perfect working order. Then, any interior improvements should be made so that they fit together well. An interior designer, experienced realtor, or experienced builder can all help with this.
